Współcześnie istotnym problemem rozwoju dużych miast w Polsce jest postępująca suburbanizacja. W dyskusji nad sposobami racjonalnego wykorzystania przestrzeni przy granicach miast i w strefach otaczających je często podnoszony jest argument racjonalnego planowania. Tekst ukazuje przykład niemieckich doświadczeń w tym zakresie. Oprócz analizy źródeł wtórnych, informacji do jego napisania dostarczyły badania terenowe przeprowadzone w maju 2008 roku, w tym rozmowy z mieszkańcami Karow-Nord i badaczami z Freie Universität Berlin.

Suburbanization is the process, which affects many cities all over the world. Suburban areas now appear to dominate life in many European countries. The paper outlines the conception of the "new suburbs" - planned development of new housing estates in Berlin border zone. Housing estate Karow-Nord was built in the years 1994-2001 as a panacea for redundant and dispersed suburbanization. It was designed with canons of the new urbanism. However, the project was not successful due to badly formulated demographic prognoses, large supply of attractive flats in central districts of the city, and finally the weak location. The most inhabitants were coming from old prefabricated housing estates in eastern part of capital city. Their economic status is lower than it was awaited by the planning-team and investors. In the structure of local services can be observed changes, which are probably the result of social structure of newcomers. The case of Karow-Nord shows that town-planning should be supported by broad socioeconomical studies. This concerns especially the Polish cities, where many similar housing estates were built in last decade.
