The subject of this paper is the assessment and systematization the risk and methods of its protection for housing loan. The elements that are affecting the risk associated with the granting mortgage loans were identified and systematized. Furthermore, the reader will find possible methods of assessment of this risk with emphasis on the mechanism of mortgage as collateral. The practical part contains the profile of portfolio of clients having mortgage products of Bank X with the occurring changes in it that were intended to minimize the risk associated with these transactions.
