Modern organisation forms for investment management. The conditions for an efficient execution of the investment process include: tasks formulated comprehensively and divided rationally, contractors selected, and all tasks co-ordinated correctly, the work accomplished. Among various investment organisation forms and management systems, two particular systems should be distinguished: the Construction Management (CM) system - similar due to its scope to the GR1 system that used to be applied in Poland in the past (GR1 - Generalny Realizator Inwestycji = the General Investment Contractor), and the Project Management (PM) system with its role widely comparable to a substitution investor. The basic tasks for the CM system and the PM system as well as differences in their task scopes for both investment process management organisation forms have been listed in a sequence of 24 „steps" (modules). Those organisation forms are adopted (selected) by so- called non-professional investors who build for themselves, in other words: by investors do not treat the execution of investment process as their basic task.

Warunkiem sprawnego przebiegu procesu inwestycyjnego jest kompleksowe sformułowanie zadań, racjonalny ich podział i wybór wykonawców oraz skoordynowanie tych wszystkich zadań i doprowadzenie dzieła do końca. Wśród funkcjonujących od wielu lat form organizowania i systemów zarządzania inwestycjami wyróżnić należy system „Construction Management" (CM), zbliżony zakresem swojego działania do dawnego pilskiego systemu GRI (Generalny Realizator Inwestycji) oraz system „Project Management" (PM), którego rolę w znacznej części można porównać do roli inwestora powierniczego (zastępczego). Podstawowe zadania systemu CM i systemu PM oraz różnice w zakresach zadań obu tych form organizowania i zarządzania procesem inwestycyjnym zestawiono w postaci 24 następujących po sobie „kroków" (modułów). Wymienione formy przyjmowane (wybierane) są przez inwestorów „niezawodowych", budujących „dla siebie", a więc takich, dla których przeprowadzenie procesu inwestycyjnego nie jest działaniem podstawowym.
