Conditions of holiday settlement development in the administrative district of Kartuzy
Holiday settlement is a special expression of the second homes' phenomenon and is frequently treated as an integral part of widely understood urbanization processes. This kind of settlement is connected with buildings and construction created on individual plots, as well as plots which haven't been built-up yet. So far, while considering the conditioning of its arrangement, there have been analyzed various factors, such as: the distance from main concentrations of people, well-preserved natural assets, the degree of urbanization, agricultural usage of country areas, accessibility of public transport, as well as the occurrence of water reservoirs, unoccupied accommodation resources, or proximity of commercial and service devices. The aim of the hereby elaboration is the attempt to present the conditioning of the development of holiday settlement and its arrangement on the terrain of administrative district of Kartuzy, with application of Pearson's correlation analysis as well as primeval information acquired as a result of field study, i.e. cataloguing and survey research carried out among the owners of holiday plots. The subject of the research was the administrative district of Kartuzy. In accordance with physio-geograpghical regionalization it is located on the terrain of Kashubian Lake Region, in terms of administration it belongs to Pomeranian Voivodeship. Two municipalities containing both towns and villiges are parts of the adm. district – Kartuzy and Żukowo as well as 6 rural municipalities – Chmielno, Przodkowo, Sierakowice, Somonino, Stężyca i Sulęczyno. In the adm. district of Kartuzy in the years 1989-2011 there were issued 1,800 permits for building holiday houses. Most of them – as many as 1,316 regarded municipalities located beyond direct influence of Tricity metropolitan area i.e. municipalities of Sulęczyno and Stężyca. The size of built-up holiday plots in individual municipalities and outskirts of the Kartuzy municipality was spatially varied. Their average area was 1,086.6 m2, the biggest one was 5,555.02 m2 and was located on the terrain of Stężyca municipality, whereas the smallest one of the area of 386.7 m2 was on the territory of Kartuzy municipality. In order to define geographical conditioning of holiday construction arrangement there has been accepted a set of variables: natural advantages, cultural advantages, incomes of boroughs, preservation of environment, urbanization and public transport accessibility, chosen touristic and complementary services and gadgetry. The range of research included 87 localities situated in 66 geodesic ambits. Following a precise analysis of all variables, as well as their factual and logical connections for this research there have been chosen only 9 out of 28 advised independent variables. A dependent variable is understood as the number of permits for building holiday houses in geodesic ambits of Kartuzy adm. district. The research carried out showed a positive connection between the number of holiday houses and average length of lake shoreline as well as percentage share of surface waters in joint surface of analysed ambit, percentage share of forests and the surface of geodesic ambit as well as average distance of the plot from factual place of living of the investor. It has been found that the decisive motive of the purchase of a holiday plot turned out to be natural assets (41,2% of respondents' answers), proximity of permanent place of living (26,6 %) and also peace and quiet (10,7%). The development of holiday settlement of adm. district of Kartuzy are determined by varied factors, mainly well-preserved natural assets (large areas of forests and lakes), good accessibility of public transport and the proximity of Tricity metropolitan area (Gdańsk, Sopot and Gdynia).
