Artykuł przedstawia wyniki badań dotyczących mieszkaniowych obszarów problemowych w 182 miastach liczących powyżej 10 tys. mieszkańców. Zakres badań obejmował: formy architektoniczne oraz usytuowanie w przestrzeni zabudowy mieszkaniowej, własność zasobów, wiek i stan techniczny, problemy społeczno-ekonomiczne mieszkańców tych obszarów i próby przeciwdziałania zjawiskom negatywnym, plany gmin w zakresie sposobu zaspokojenia potrzeb mieszkaniowych ubogiej ludności i usytuowanie mieszkań dla niej w przestrzeni miasta. Na podstawie badań można stwierdzić, że mieszkaniowe obszary problemowe tworzone są nie tylko przez miejsce, formę i rodzaj zabudowy, ale również cechy społeczno-ekonomiczne ich mieszkańców, a do ich powstawania mogą przyczyniać się także decyzje urbanistyczne, lub brak właściwych decyzji.

This paper presents the results of research on housing problem areas identified in 182 towns and cities with the population of more than 10,000 people. The scope of research entailed the following: architectural forms and their locations within the housing projects, stock ownership, age and technical condition of flats, socio-economic problems of the residents and attempts at counteracting negative developments, municipal plans relating to the methods of satisfying the housing needs of poor residents and the distribution of the flats for the poor within the town space. Based on this research, we can conclude that the housing problem areas are created not only by the location, form and type of projects, but also by the socio-economic characteristics of the residents, while some planning decisions, or lack of such proper decisions can contribute to the origin of problem areas.
